Once you have a signed purchase agreement, contact us to open escrow. We'll send escrow instructions to all parties within 24 hours and collect the earnest money deposit.

Abstract Update & Document Preparation

We order an updated abstract on the property, coordinate title opinion, and address any issues before closing. Simultaneously, we prepare all closing documents for review.

Timeline: typically 3–10 business days depending on title complexity.

Lender Coordination & Condition Clearance

We work directly with the buyer's lender to satisfy all loan conditions, collect payoff statements, confirm final closing figures, and ensure wire instructions are in place. No last-minute surprises.

We handle lender communication so agents and clients don't have to chase documents.

Closing Day

All parties sign the final closing documents. Funds are wired, confirmed, and verified before anything is released. Once everything checks out, we authorize recording.

Closings typically take 30–60 minutes. We can accommodate in-person or remote signing.

We record the deed with Jasper County (or applicable county), disburse all funds, and send final closing packages to everyone. Done.
